Quiet single-story 55+ homes on the street at Cordera Ranch in Henderson
55+ Community Guide · Cordera Ranch, Henderson

Cordera Ranch,
a chapter,

not a house

Cordera Ranch is a small, gated 55+ community of about 73 single-story homes off St. Rose Parkway in Henderson, built between 2017 and 2019 and already a resale market. It is the quiet, boutique end of the 55+ spectrum: a manageable community, simple amenities and easy freeway access in every direction. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

01 · Overview

The boutique 55+ neighborhood of south Henderson

Start with a map. Put your finger on St. Rose Parkway in south Henderson, between Inspirada and Southern Highlands, and you have found Cordera Ranch. It is a deliberately small community, about 73 single-story homes behind one gate, built by Freedom Homes, a D.R. Horton company, from 2017 to 2019.

Small is the point here. There is no sprawling campus to learn, no long walk from the parking spot to the clubhouse. Residents get a clubhouse with a fitness center, a pool and spa, a park and walking trails, and a one-level housing stock that is newer construction throughout.

I know this community the way you want your agent to know it. I have walked its streets, toured its clubhouse and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are shortlisting Henderson 55+ options, this one belongs on the list.

02 · Getting around

St. Rose Parkway and I-15 in under a mile

One road matters most here: St. Rose Parkway, which runs across south Henderson and connects to I-15 within about a mile of the community's gate. I-15 then links the entire valley, and the 215 Beltway, reached via Green Valley Parkway or the Anthem interchanges, completes the loop.

The practical picture is simple: the airport is the closest major destination, the Strip is a straight freeway run, and The District at Green Valley Ranch, Costco and the south valley's retail are all short drives.

The Las Vegas Strip

About 20 to 25 minutes

Harry Reid International Airport

About 15 to 20 minutes

The District at Green Valley Ranch

About 10 to 15 minutes

Southern Highlands & Inspirada

About 5 to 10 minutes

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on I-15 toward the Strip will add time at peak hours.

03 · Amenities inside the community

The essentials, close and easy

The short version is easy to remember: a clubhouse with gathering rooms and a fitness center, an outdoor pool and spa, a park and walking trails. The longer version is that in a community this size, amenities stay manageable and the social life stays personal.

A neighborly scale

Roughly 73 homes means you know who you share the gate with.

None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Cordera Ranch, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.

04 · Dining

South Henderson's dining scene nearby

Cordera Ranch has no restaurant of its own, and at this scale residents do not expect one. The trade-off is location: the M Resort, which anchors the corner of Las Vegas Boulevard and St. Rose Parkway, carries a full lineup of restaurants, and The District at Green Valley Ranch adds open-air dining about ten to fifteen minutes away.

05 · Healthcare

St. Rose Dominican a few minutes away

Dignity Health's St. Rose Dominican Siena Campus at 3001 St. Rose Parkway is about two miles from Cordera Ranch, making it one of the closest hospital setups of any Henderson 55+ community, with a 24-hour emergency department.

The St. Rose corridor also carries urgent care and medical offices for everyday needs, and Henderson Hospital on the 215 corridor is the second full-service option.

Why this matters in a 55+ decision: being minutes from a full-service hospital, with urgent care closer still, takes a real worry off the table as you plan the next chapter.

06 · Shopping

The District, Costco and the St. Rose corridor

The District at Green Valley Ranch, an open-air center with shops, restaurants and events, sits about ten to fifteen minutes away, and a newer Costco serves the south Henderson corridor. Everyday groceries and services line St. Rose Parkway closer to home.

For a community this small, the shopping picture is unusually strong: the south valley's retail is a short drive in almost every direction.

Useful context for visiting family and staff

Cordera Ranch is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.

The 89052 corridor is served by the Clark County School District, with elementary, middle and high school assignments made by exact address, and the corridor's zone alternates shift between campuses as boundaries adjust.

The Clark County School District assigns students by exact address and boundaries can change. If a specific school matters, verify with the CCSD zone lookup at ccsd.net/zoning.

08 · Houses of worship

Congregations within a short drive

South Henderson is well served by houses of worship within a short drive of the Cordera Ranch gate. Whatever your tradition, you will find a congregation close by.

09 · The lifestyle

You are not buying a house. You are choosing how to live.

Everything on this page is background. The lifestyle is the point. Cordera Ranch is built on a simple idea: a small, gated community where neighbors know each other, the amenities are close and the rest of the valley is a short drive away. Choosing it is a lifestyle decision as much as a real estate decision.

This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

A simple rhythm

Community events without a sprawling campus.

Neighbors who know you

Seventy-three homes means a real community.

Everything is close

I-15, the airport and the south valley retail.

Low-maintenance days

Single-story homes, HOA care and easy living.

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.

"It's not just about the house, it's about the lifestyle."
