Where the luxury market lives
In Summerlin it is The Ridges and surrounding villages, Red Rock Country Club and the elite estates in the western villages. In Henderson it is MacDonald Highlands, Anthem and select Seven Hills estates. The Strip corridor adds high-rise and view residences, and Lake Las Vegas brings waterfront.
Each pocket has its own buyer pool, its own days-on-market and its own pricing logic. Guessing at one from another is exactly how buyers overpay.
Valuation at the top of the market
Comparable sales get scarce in luxury, and adjustments get personal: the view, the lot, the finishes, the privacy, the amenity package. My appraisal background matters most here.

Do I need to see the home in person at this level?
Strongly recommended, and usually expected by the seller and the listing team. For out-of-state luxury buyers we do video tours plus a professional showing, but at this price point the in-person visit protects everyone.
How do jumbo financing and cash compare?
Cash offers carry certainty; jumbo financing carries structure. The right answer depends on the seller and the market heat, and we decide the approach per home, not per policy.
Are luxury homes overpriced right now?
Some are, some are genuinely worth asking. The only honest answer comes from analyzing the actual comparable sales for that specific property, which is the first thing I do at this price point.
What is the resale risk on a view home?
Views hold value better than most upgrades when they are permanent (mountain, Strip or lake) rather than home-specific. We check what is protected and what could change before you pay the premium.
