The photographs matter more than ever

The first look is almost always online. Professional photography, proper lighting and the right angles make the difference between a buyer clicking in and a buyer scrolling past.

I coordinate the photographer, the timing (golden hour windows, cleared counters, staged rooms) and the shot list, because how a home photographs is how it is first judged.

Video, virtual tours and the MLS

Walk-through video, virtual tours and floor plans let out-of-state and relocating buyers pre-qualify homes before they commit to a visit, which is a growing share of Las Vegas demand.

The MLS remains the engine: it feeds every portal, every agent's search and every buyer alert. The listing details, descriptions and data accuracy there determine your reach, and I write mine with the valuation evidence, not fluff.

Showings, open houses and feedback

Showings run on scent: buyers judge space, light and condition, so we prepare accordingly and make it easy to show. Open houses add a second layer of local exposure and buyer leads.

I collect agent feedback after every showing and bring it straight to you, because the market is talking during the first weeks, and listening to it is how we win.

Do I need to stage my home?

Staging helps in almost every price range, from decluttering and furniture placement to full staging in upper brackets. I give you a prioritized list, because not every improvement pays for itself.

How many photos should a listing have?

More useful photos beat more total photos. A complete, accurate set that matches the home (including the neighborhood and any view) builds trust; a padded gallery with duplicates does the opposite.

Should I hold an open house?

Usually, yes: local exposure, buyer-intent feedback and a second chance for agents to preview. We schedule them when the market is active and measure what they produce.

How do I know my home is being marketed well?

You see the materials before they go out, you see the listing live, and you get the data: views, saves, showings and agent feedback. This is a transparent process, not a black box.
