West of the 215
Summerlin West is the newest frontier of the Summerlin master plan, the large band of land west of the I-215 beltway that climbs toward the Red Rock Canyon escarpment. Development here accelerated through the 2000s and continues today, which makes it the part of Summerlin where new construction and resale live side by side.
The villages here, The Paseos, The Vistas, Kestrel, Stonebridge and the newer communities of Grand Park, Reverenceand Redpoint, share the same geography: higher elevation, mountain views, Red Rock Canyon at the doorstep and the Summerlin trail system threading through the neighborhoods.

Buying in Summerlin West
West-side buyers are usually weighing new construction against resale, and every village prices differently by gate, lot and view. A few honest notes before you start:
New vs. resale
Some West villages still sell new homes while older neighborhoods, built 2003 to 2015, trade as resale. Compare builder warranties and finishes against established landscaping and lot sizes.
Gate and HOA
Many neighborhoods are gated with two neighborhoods sharing one entrance. Master, village and sub-association fees all stack; get the exact totals for the specific home.
Schools change
Clark County School District assigns by exact address and rezones periodically. Always verify current zoning for the home you are considering.
Views move price
Red Rock, mountain and valley views are among the biggest price drivers on the west side. Ask what a view is worth in that neighborhood before comparing sales.
Commute
The 215 and Summerlin Parkway carry you east; the Red Rock scenic drive is minutes west. Commute times vary sharply by neighborhood.
