Ardiente Overview

Ardiente is a guard-gated, age-qualified 55+ community in North Las Vegas, a short drive from the 215 and I-15 and defined by single-story living around parks and a big community clubhouse. It began in the mid-2000s market, was finished under Shea Homes, and completed around 2017.

The community offers 788 homes, all single-story in the range of 1,200 to about 2,800 square feet, with a clubhouse and recreation core that anchors the social calendar. Six parks, a rose garden and a dog park are built into the plan, so the outdoor day-to-day is genuinely walkable.

Every home in Ardiente is a single-story single-family residence with an attached two-car garage, on low-maintenance desert landscaping in a gated setting. Sizes span roughly 1,200 to about 2,800 square feet with two to four bedrooms, offering a good spread for downsizes and move-in buyers alike.

The community is resale only, so value runs mostly on how well each plan is maintained and upgraded. As a former licensed real estate appraiser, I help buyers see past cosmetic condition to the comparables, and sellers price from evidence.

Community fees at Ardiente cover the gated maintenance, grounds, clubhouse and recreation, which is the trade-off that buys a lock-and-leave lifestyle. Every residents' association expenses change, so I confirm the current numbers for the home you are considering.

The 20,000-square-foot clubhouse is the heart of Ardiente: a fitness center and group-exercise room, billiards and card rooms, a library and catering kitchen, and multi-purpose rooms for clubs and events. Outside, two pools and a spa, tennis and pickle-ball, plus walking paths give the calendar its rhythm.

Six parks, a rose garden and a dog park round out the everyday, and the guarded entrance adds a calm, resort-like security layer that many active-adult buyers specifically request.

Craig Ranch Regional Park

The city's roughly 170-acre regional park at 628 W Craig Road, with dog parks, a skate park, an amphitheater, ball fields and a community garden. It is a regional park, not the Craig Ranch residential community.
