Most sellers reach me before they are ready to list, and that is exactly when the conversation helps most. We talk through why you are considering a move, what the alternatives are, and whether selling is even the right decision.

Steps 2 and 3: The value read and your number
I build the appraiser-grade value analysis: comparable sales, adjusted for condition, upgrades, view and location, plus current market behavior. Then we run your Walk-Away Number across conservative, realistic and strong scenarios.
That worksheet is your whole decision tool: it shows what you keep at each price, so every later choice, from repairs to offer negotiation, is measured against your net, not the gross.
Steps 4 and 5: Preparation and marketing
We prepare with a return-on-investment eye: which fixes pay for themselves, which are wasted money, and how to show the home to its best advantage. Then professional photography, video, MLS and the agent network go to work.
The first weeks on market matter most, and everything we did before the listing is what makes them count.
Steps 6 through 8: Offers, inspections, close
Every offer gets evaluated against your Walk-Away Number and your timeline, and negotiated from strength. Inspections and appraisals are managed, translated and, when needed, renegotiated on your behalf.
On closing day we review the final statement line by line so the check you walk away with matches the number we planned. That is the moment the whole journey was for.

Earlier than feels natural: a few months before you want to move gives us time for prep, staging, marketing and a realistic sale window without deadline pressure. The 'what's next' conversation is free and comes first.
Can I sell and buy at the same time?
Yes, with the right sequencing: contingent offers, bridge financing, lease-backs or other structures exist and I have run them successfully. The trade-in guide covers the options.
What if my home needs work?
We either renovate with a return-on-investment plan or sell as-is at the right price. Both are legitimate strategies, and the choice comes from the numbers, not embarrassment or pride.
How involved do I need to be?
