The village

Village Overview

The Vistas is a roughly 815-acre village of Summerlin in Las Vegas (zip 89138), on the far-west side of the valley west of the I-215 beltway near Alta Drive and Park Vista Drive, with the Red Rock Canyon foothills rising beyond. The Howard Hughes Corporation developed the village beginning in 2000, and the majority of homes were built between 2000 and 2008.

The village signature is European-inspired architecture, from Mediterranean and Tuscan styling to the clock towers that anchor its parks. Housing mixes townhomes and single-family homes, gated and open, from moderately priced plans to custom estates, so the buyer pool stretches from first-time and move-up families to downsizers and luxury owners.

Around the homes sit North Tower Park, South Tower Park and the roughly 23-to-24-acre Vistas Community Park and Pool, plus connections into Summerlin's system-wide trail network, making the village one of the most recreation-minded pockets of the master plan.

Location

Location & Access

The Vistas sits on the western edge of the Las Vegas valley, west of the I-215 beltway. Alta Drive runs through the village, Far Hills Avenue forms part of its southern edge, and downtown Summerlin's retail district is a short drive east. The higher elevation gives many homes valley and Red Rock views and keeps summer evenings a few degrees cooler than the valley floor.

I-215 Beltway

The 215 runs east of the village, linking Summerlin to the northwest valley, the airport, Henderson and beyond.

Alta Drive

The village's main east-west spine, connecting Park Vista Drive, the parks and the Red Rock side of the valley.

Red Rock Canyon

The scenic loop and visitor center are a short drive west on NV-160.

Downtown Summerlin

Harry Reid International

The airport is roughly a 25 to 30-minute drive across the valley depending on traffic.

Mount Charleston

A cooler mountain escape about 45 minutes up US-95 and NV-157.

Real estate

Homes in The Vistas

The village's build-out ran from about 2000 to 2008 with a mix of builders, including KB Home and Woodside Homes, plus townhome builders and custom lots. Home sizes spanned from roughly 1,500 square feet in townhome and entry plans to 3,000-plus square feet in single-family and custom homes. Today the market is entirely resale, and prices vary widely by neighborhood, gate and view.

Market context, as of 2026

Third-party market reports do not publish a single village-wide median for The Vistas, so I do not quote one. What is verifiable is the mix: 2000s-built homes in gated and open neighborhoods with clock-tower parks nearby, resale-only today. Prices vary more within this village than in most, driven by gate, lot and Red Rock views. Ask for current numbers for a specific property before drawing conclusions.

HOA context: Summerlin master fees plus the Vistas village association and individual neighborhood sub-associations all apply. Exact fees depend on the neighborhood and the home; I will itemize them for any property you are considering.

The Vistas FAQ

Where is The Vistas in Las Vegas?

The Vistas is a village of Summerlin on the far-west side of the Las Vegas valley (zip 89138), west of the I-215 beltway along the Alta Drive and Far Hills corridors. It sits near Summerlin Parkway and is bordered by The Paseos, The Arbors and Summerlin Centre, with the Red Rock Canyon escarpment rising to the west.

When was The Vistas built?

The Howard Hughes Corporation developed The Vistas starting in 2000, with the majority of homes built between 2000 and 2008. The earliest homes date to around 2002, and Kingwood, the final residential neighborhood, was selling its floor plans in 2008.

Is The Vistas one big gated community?

No. The Vistas is not a single gate. It is a village made up of both gated and open neighborhoods, including gated enclaves and townhome communities alongside open single-family subdivisions. Whether a specific home sits behind a gate depends on the neighborhood and the exact address.

Are there single-story homes in The Vistas?

Most homes in The Vistas are two-story, but single-level living is well represented. Miramonte is the village's all-single-story neighborhood, and other gated enclaves such as Talaverde offer single-story floor plans, so downsizers have real options.

Are all homes in The Vistas two-story?

No. Most Vistas homes are two-story, but Miramonte is the neighborhood's all-single-story option, built by Pulte around 2004-2005 and nestled between The Vistas Community Park and South Tower Park.

What parks and trails are in The Vistas?

The village has three named parks: North Tower Park and South Tower Park (each about 7 acres with a clock tower) and the roughly 23-to-24-acre Vistas Community Park and Pool on Parkside Way with lighted fields, tennis and basketball courts, playgrounds, walking paths and a pool. The village connects into Summerlin's system-wide trail network.

What schools serve The Vistas area?

The Clark County School District schools most commonly referenced for The Vistas are Linda Rankin Givens Elementary (inside the village), Sig Rogich Middle and Palo Verde High. School boundaries change and are assigned by exact address, so verify current zoning with CCSD for a specific home.

How close is The Vistas to Downtown Summerlin?

The Vistas is a short drive east along the Alta Drive corridor to Downtown Summerlin, the master plan's retail, dining and entertainment district near Town Center Drive and Summerlin Parkway. Red Rock Resort, Las Vegas Ballpark and City National Arena are all nearby on the west side.

Is The Vistas a resale market?

Yes, The Vistas is built out and today trades on the resale market only. Third-party reports do not publish a single village-wide median for the area, so I do not quote one; prices vary by neighborhood, gate, lot and Red Rock or Strip views. Market conditions change, so ask for current numbers for your specific situation.
