The public portals are a great starting point and a terrible place to stop. This page shows you the live property searches that exist right now, and the custom searches that only an agent with local market knowledge can build for you.

Start with the live portals

These sites let you see everything listed on the public market right now, filtered any way you like. Bookmark them, set your alerts, and use the map view as much as the list view, because in Las Vegas the location is half the decision.

Here are the live property searches to start with:

External sites change constantly. I keep this page's links current, but if one breaks, the same search is two clicks from any portal homepage.

02 · What

What the portals get wrong

Portals show you what is public. They do not tell you whether a price is fair, whether the HOA is healthy, whether the builder's incentives are real, or what the house is worth compared with recent sales.

Online estimates are automated reads of county records and past sales. They cannot see a remodeled kitchen, a view, a strip of noise along the back wall or the half-finished garage project that shows up once you are standing inside.

The custom search that beats the portals

There are three things a custom search adds that no website can: pre-market homes (owners and agents who talk to me before listing), off-market opportunities within my network, and a value filter, where we cut listings that are priced far from the evidence before you ever visit them.

That last one is the one buyers thank me for most. We save your weekends for houses that could actually be the one.

04 · Set

Set your filters from the budget, not the wish list

Before you set a price ceiling, run the full monthly math: taxes, insurance, HOA, utilities. The portal's maximum is the loan limit, not the lifestyle limit.

Once your real budget is set, build the search around the non-negotiables: area, community type, commute, 55+ or family-oriented. Then let the wish list bend.

Questions before the call

Should I use a portal's mortgage calculator?

Fine for a rough feel, but not for decisions. The payment depends on loan type, tax and insurance specifics and HOA dues. Use my mortgage calculator under Resources, then confirm the real numbers with your lender's estimate.

How current are portal listings?

Usually within a day or two, but there are gaps. I pull from the MLS, which is the source the portals copy from, so my searches are current by definition and include listings you will not see on the public sites.

Can I tour homes I found online?

Yes, that is exactly how most of my buyer relationships start. Send me the list or the link, I confirm availability and price movement with the listing agent, and we build a tour around the neighborhoods, not just the addresses.

Why did that listing disappear from the portal?

It went pending, it was withdrawn, or the data feed hiccuped. I can tell you which within minutes, and whether the contract fell through, because that house may be back and worth watching.
