More than
square
footage
Choosing an active-adult community is about lifestyle, amenities, activities, location and the people around you. I live in a 55+ community myself, so I compare these neighborhoods the way residents actually experience them.
A chapter,
not a house
I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. Choosing a 55+ community is about much more than bedrooms, bathrooms and square footage. It is about choosing the chapter of life you are stepping into.
The right next home is the one that serves the life you actually want to live, and finding it starts with a lifestyle conversation, not a listing search.
"It's not just about the house, it's about the lifestyle." That is not a slogan here. It is how I match people to communities.

55+ sections of larger master plans
Valley-wide
Some of the valley's biggest master-planned communities include dedicated 55+ neighborhoods, so your short list can keep family nearby without sharing a roof.
Figures for Sun City Summerlin reflect published community sources and change over time. HOA fees, assessments and amenity costs vary by community, phase and home type, so I pull the current numbers on whatever property you are actually considering.
The questions
that pick the community
How do golf costs work here?
Course ownership, memberships and fees differ from community to community, and even from phase to phase. I pull the current numbers for the specific property you are considering.
What do the HOA fees actually cover?
Amenities, common areas, gates, clubhouses and sometimes more. Fees vary widely, so the right answer is always the line item on the home in front of you, not a valley-wide average.
Is the social calendar real?
Yes, and it is the part that makes or breaks the lifestyle. I encourage clients to visit during activity hours and ask residents what a typical week looks like.
Which community is best for me?
The one that matches how you actually want to spend your days. That is not a floor plan question, and it is why we start with your lifestyle, not listings.
Two days,
three communities
My advice to anyone comparing 55+ communities: block two days, visit three or four communities, eat lunch in each clubhouse and talk to the residents, not just the salespeople. Residents will tell you the real culture in five minutes.
Tell me which communities made your short list and I will set up the visits, bring comparables for each phase and walk you through the true costs, so the comparison is apples to apples.
