These are the questions I get asked before people ever pick up the phone. Each answer is short on purpose: the full conversation, with your actual numbers, is what the first call is for.

How much is my Las Vegas home really worth?

Start with a proper comparable analysis, not an online estimate. I pull active, pending and sold data, adjust for condition, upgrades, view and location, and give you a range with the reasoning attached. That is the number you can plan around.

How much will I actually walk away with after selling?

That is your Walk-Away Number: sale price minus loan payoff, commission, closing costs, concessions and prorations. I build a one-page worksheet with low, realistic and strong scenarios from your actual paperwork, so you decide from your net, not the gross.

Is now a good time to sell a house in Las Vegas?

Timing depends on your neighborhood, your price point and your own situation, not on a headline. I look at current supply, sales pace, days on market and rate conditions for your specific community, then we compare selling now against waiting.

Should I sell now or wait?

The honest answer comes from modeling both paths: what your number looks like today versus what the evidence suggests in six or twelve months. Sometimes the answer is to wait, sometimes to sell now, and sometimes not to sell at all. I will show you the math either way.

Should I remodel before selling or sell as-is?

Only the improvements that pay for themselves in your neighborhood, and I will tell you which those are before you spend a dollar. In many cases the smarter move is pricing the home correctly as-is instead of chasing a renovation that the market will not pay back.

Why is my Zillow estimate different from what a Realtor says?

Zillow's model works from records and rooftops and cannot see inside your home or your street. My read includes condition, upgrades and a real comparable analysis. When the gap is meaningful, the model is usually wrong in the direction that matters to you.

How much does it cost to sell a home in Las Vegas?

Commission, closing costs, concessions and prorations vary by price and negotiation. The total shows up line by line in your Walk-Away Number worksheet, so there are no surprises when the settlement statement arrives.

Can I sell my current home and buy another at the same time?

Yes, with the right sequencing. Contingent offers, bridge financing and lease-backs are all tools I have used for Las Vegas clients moving from one home to the next. We plan the overlap before we do anything else.

How do I downsize after living in the same home for many years?

Start with the lifestyle, not the floor plan: where you want to be, what you want your days to look like and what the financial picture says. Then handle the stuff with professional help and a timeline with twice the room you think you need.

What are the best 55+ communities in Las Vegas and Henderson?

Sun City Summerlin is the valley's largest and best-known; Sun City Anthem, Sun City MacDonald Ranch, Siena, Trilogy, Del Webb at Lake Las Vegas and Heritage at Cadence round out the majors. The 'best' one is the one that fits how you actually want to live, which is why I compare them by lifestyle first.

Should I live in Summerlin or Henderson?

Summerlin leans master-planned uniqueness, golf, views and Red Rock proximity; Henderson leans established family neighborhoods, lakes and one of the state's best 55+ lineups. I will compare the two against your commute, your budget and your lifestyle before we ever look at a house.

Should I use my own Realtor when buying new construction?

Yes. The sales agent in the model home represents the builder. Your own agent negotiates the incentives, upgrades and contract terms on your side, and the builder typically still pays my commission. Representation usually costs you nothing and saves you real money.

What happens if the appraisal comes in below the purchase price?

It happens, and it is solvable. We renegotiate the price, restructure the deal or walk away based on the evidence. The key is a realistic contract in the first place, which is where my appraisal background earns its keep.

How do I choose a Las Vegas Realtor who really understands property values?

Ask how they determine value and what their comparable-selection process looks like. Look for someone who can explain why a price is right and who will tell you when a deal does not make sense. That combination, experience plus valuation training, is hard to find, and it is my whole identity.
