The same way the professionals verify it: comparable sales, condition and location adjustments, and resale analysis before the offer, then an independent appraisal during the process.
I came to real estate through valuation, so this is not a slogan for me. Overpaying is the one mistake most buyers cannot fix later, and we design the search to prevent it.
Is now a good time to buy in Las Vegas?
There is a market answer and a personal answer. The market answer comes from supply, days-on-market and list-to-sale ratios for your target area and price point, which I pull fresh every time.
The personal answer is whether your budget, timeline and plan support the purchase. The right time is when both answers line up, and I will tell you honestly when they do not.
What makes one comparable sale better than another?
Proximity, recency and similarity: sales close to the subject property, within a reasonable window, with comparable size, condition, view and layout. The closer a sale matches, the more weight it carries, and adjustments fix the rest.
Anyone can find three sales that 'support' a number. The skill is knowing which sales are actually comparable, and that is the difference between evidence and decoration.
What if the appraisal comes in low?
We renegotiate, restructure or walk, based on how far apart the numbers are and how good the deal is otherwise. A low appraisal is information about value, and my job is to make sure you are not the one overpaying for it.

Waiting games lose to math: rising rates change payments faster than small price adjustments. We model both paths with current numbers so 'wait' becomes a calculation, not a feeling.
How do I choose a Realtor who really understands value?
Ask how they analyze value and what they look at before an offer. If the answer is 'comps and a CMA,' keep asking. If it includes condition adjustments, view, resale and the appraiser's perspective, you are in the right room.
