Del Webb at Lake Las Vegas,
a chapter,
not a house
Del Webb at Lake Las Vegas is the 55+ active-adult community inside the Lake Las Vegas resort master in east Henderson, gated, new and lakeside. Built from 2020 onward on a 125-acre site, it pairs modern single-story homes with the resort village, water views and clubs of the lake community around it. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here since the first phase.

55+ living beside a resort lake
Start with a map. Put your finger on the far east side of Henderson, inside the Lake Las Vegas master, and you have found Del Webb at Lake Las Vegas. The 320-acre private lake and its Mediterranean-style village sit minutes from the gate, the McCullough mountains rise to the south, and the resort hotels, golf and waterfront promenade define the setting.
Del Webb broke ground in 2019, opened the first homes in early 2020 and opened a 10,000-square-foot clubhouse in 2021. Roughly 460 single-story homes are planned at buildout, so the community is still maturing, with the newest construction standards in the 55+ set and the lake lifestyle as the backdrop.
I know this community the way you want your agent to know it. I have toured its models, walked the clubhouse and helped buyers and sellers here since the first phase, and I live in a 55+ community myself. If you are comparing Henderson's newer 55+ options, this is an important stop.

The Lake Mead Parkway corridor
Lake Mead Parkway links to the freeways
One road matters most here: Lake Mead Parkway, State Route 564, the east-west artery that runs from the 215 and I-11/I-515 past both Del Webb and the Cadence master toward Lake Las Vegas. From the gate, residents reach the freeways in minutes, and the Strip, airport and downtown are straightforward runs.
Henderson's Galleria corridor, with its mall, Costco and big-box retail, is the community's practical hub and sits about ten to fifteen minutes west on Lake Mead Parkway.
The Las Vegas Strip
About 25 to 30 minutes
Harry Reid International Airport
About 20 to 25 minutes
MonteLago Village
About 5 minutes
Galleria at Sunset
About 10 to 15 minutes
These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on Lake Mead Parkway toward the freeways will add time at peak hours.
A clubhouse, pools and pickleball at home
The short version is easy to remember: a roughly 10,000-square-foot clubhouse with fitness, resort-style and lap pools, a spa, pickleball and bocce courts, and trails, plus the entire Lake Las Vegas resort out the gate. The longer version is that the club carries the 55+ social life while the lake carries the setting.
The club is the heart of the community
Water and mountains at the doorstep

Fitness center, social spaces and the community calendar.
Resort and lap pools
A resort-style pool and a lap pool with a spa.
Courts and clubs
Pickleball and bocce courts plus a full activities calendar.
The resort next door
Water views, golf, village dining and hotels a few minutes away.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Del Webb at Lake Las Vegas, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
Lakeside dining at MonteLago Village
The Lake Las Vegas master plans its own dining scene around MonteLago Village, a Mediterranean-style waterfront promenade with lakeside restaurants including Luna Rossa Ristorante Italiano, The Auld Dubliner and resort dining at the Westin and Hilton. Seasons Grocery at The Village covers everyday needs.
For residents, dinner by the water is a five-minute drive, which makes the lake lifestyle feel less like a commute and more like a permanent vacation.

Medical care sits on the Galleria corridor
Henderson Hospital and St. Rose close by
Henderson Hospital at 1050 W. Galleria Drive, part of The Valley Health System, is the nearest full-service hospital to the Lake Las Vegas side of town, roughly six miles west. Dignity Health's St. Rose Dominican Siena Campus on St. Rose Parkway is the other full-service option the master plan's own site points residents to.
Urgent care and medical offices run along the Lake Mead and Galleria corridors, so routine appointments, labs and specialists stay close to home.
Why this matters in a 55+ decision: a full-service hospital a short drive away, with urgent care closer still, takes a real worry off the table as you plan the next chapter.
Galleria at Sunset and the Village grocery
Galleria at Sunset, Henderson's enclosed mall with more than 140 stores, sits about ten to fifteen minutes away on the Lake Mead corridor, with Costco, Trader Joe's, Whole Foods and the big-box lineup nearby. The Village at Lake Las Vegas adds Seasons Grocery closer to home.
For east-side residents, the practical balance is easy: everyday groceries are minutes away at the Village, and the full shopping districts are a short freeway run west.

Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Del Webb at Lake Las Vegas is built around the club, the calendar, the lake and neighbors who chose water over the ordinary, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
