Heritage at Cadence,
a chapter,
not a house
Heritage at Cadence is the guard-gated 55+ village inside Henderson's fast-growing Cadence master plan, built by Lennar from about 2015 with roughly 980 single-story homes and its own recreation center. It pairs modern, low-maintenance living with the master plan's central park, trails and growing town around it. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

A modern 55+ village in a growing master plan
Start with a map. Put your finger on the east side of Henderson, near Lake Mead Parkway and Boulder Highway, and you have found the Cadence master plan and, inside it, Heritage at Cadence. The master plan's 50-acre Central Park anchors the area, and the surrounding 2,200-acre community is still filling in with homes, parks, schools and retail.
Lennar opened Heritage around 2015 and built it to roughly 980 single-story homes, making it the master's active-adult anchor. Collections like Chorus, Encore and Courtyards are single-story, gated and low-maintenance, which is exactly the package downsizers and out-of-state buyers ask for.
I know this community the way you want your agent to know it. I have toured its models, walked the central park and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are comparing Henderson's newer 55+ options, this is an important stop.

Lake Mead Parkway and the 215 carry the traffic
The community sits near the junction of Lake Mead Parkway and Boulder Highway, with Lake Mead Parkway running west to the I-215 Beltway and I-11/I-515. From the gate, the Strip, airport and downtown are all manageable freeway runs, and the Galleria corridor to the west is the practical hub.
Cadence itself is walkable and trail-connected, with parks, schools and retail nodes inside the master, so many day-to-day trips never require the freeway at all.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on Lake Mead Parkway toward the freeways will add time at peak hours.
A recreation center and Cadence's central park
The short version is easy to remember: Heritage's own recreation center with indoor and outdoor pools, billiards, craft rooms, a ballroom and exercise classes, and the Cadence master's 50-acre Central Park with an amphitheater, pickleball courts, a lap pool, trails and a dog park right outside the gate. The longer version is that the two work as one campus.

None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Heritage at Cadence, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
A café at the rec center and a growing town outside
Heritage's recreation center includes its own café, so residents have an in-community spot without crossing the gate. The Cadence master plan is building out its retail and dining nodes, and the Boulder Highway and Galleria corridors add the full restaurant lineup minutes away.

Medical care sits on the Galleria corridor
Henderson Hospital on the Galleria corridor
Henderson Hospital at 1050 W. Galleria Drive is the nearest full-service hospital to the Cadence side of east Henderson, with Dignity Health's St. Rose Dominican Siena Campus on St. Rose Parkway as the other full-service option. Urgent care and medical offices run along the Lake Mead and Galleria corridors.
For daily care, the growing medical office base around the master plan keeps routine appointments, labs and specialists short drives from the gate.
Why this matters in a 55+ decision: a full-service hospital a short freeway run away, with urgent care closer still, takes a real worry off the table as you plan the next chapter.
Galleria at Sunset and everyday groceries nearby
Galleria at Sunset, Henderson's enclosed mall with more than 140 stores, is about ten to fifteen minutes away, with Costco and the big-box lineup along the corridor. Everyday groceries including Albertsons, Sprouts and Walmart sit along the Lake Mead and Boulder Highway corridors.
Cadence also continues to build its own retail, so the master plan's residents get a growing set of shops and services without leaving the neighborhood.

Heritage at Cadence is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.

Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Heritage at Cadence is built around the recreation center, the master plan's parks, clubs and neighbors, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
