Heritage at Stonebridge,
a chapter,
not a house
Heritage at Stonebridge is Lennar's guard-gated 55+ community in the Stonebridge village of Summerlin West, 421 single-story homes built from 2021 to 2025 with Red Rock Canyon as the backdrop and Downtown Summerlin minutes away. It is a newer, upscale take on Summerlin 55+ living, staff-gated and complete. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here since the first models opened.

A gated 55+ community with Red Rock at the doorstep
Start with a map. Put your finger on the far-western edge of Summerlin, in the Stonebridge village of Summerlin West, and you have found Heritage at Stonebridge. Red Rock Canyon National Conservation Area is the backdrop to the west, the 215 Beltway runs just east of the village, and Downtown Summerlin sits a few minutes north.
Lennar built the community from 2021 to 2025: 421 single-family, single-story homes across the Cromwell, Stirling and Evander collections, from roughly 1,232 to 2,873 square feet. It is staff-gated and now largely a resale community, with an established clubhouse at its center.
I know this community the way you want your agent to know it. I have toured its models, shown its homes since the first release and walked its streets, and I live in a 55+ community myself. If you are comparing Summerlin's 55+ options, this is an important stop.

Far Hills Avenue and the 215 Beltway
The community is reached via Far Hills Avenue and Sky Vista Drive, with the I-215 Beltway running about two and a half miles east of the village. Summerlin Parkway links the north, Charleston Boulevard runs along the south edge of the area, and from the gate the whole west side of the valley is a quick freeway run.
The practical picture is the best of Summerlin: Downtown Summerlin is five to eight minutes away, Red Rock Canyon is five to ten minutes west, and the Strip is about twenty minutes when you want it.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 toward the Strip will add time at peak hours.
A clubhouse, pool and courts of its own
The short version is easy to remember: an 8,000-square-foot clubhouse with a lounge, multipurpose room, showcase kitchen and fitness center, a resort-style pool and spa, pickleball, basketball and bocce courts, and walking trails. The longer version is that these amenities belong to Heritage residents specifically, not the wider village, so the clubhouse culture is the 55+ community's own.

None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Heritage at Stonebridge, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
Downtown Summerlin minutes away
Heritage at Stonebridge has a showcase kitchen at the club for resident events but no restaurant of its own; the dining map is Summerlin's, and it is excellent. Downtown Summerlin, five to eight minutes north, is an open-air district of restaurants, cafes and entertainment, and Red Rock Casino Resort & Spa adds more options to the west.

Medical care lines the Summerlin corridors
Summerlin Hospital about ten minutes away
Summerlin Hospital Medical Center at 657 N. Town Center Drive is the nearest full-service hospital to Summerlin West, about ten minutes from Heritage at Stonebridge, with emergency care and comprehensive services. An urgent care and emergency center on West Flamingo Road serves the south Summerlin side.
Medical offices run along the Summerlin corridors, so routine appointments, labs and specialists stay close to home.
Why this matters in a 55+ decision: being minutes from a comprehensive hospital, with urgent care closer still, takes a real worry off the table as you plan the next chapter.
Downtown Summerlin and the master's retail
Downtown Summerlin is the shopping anchor, five to eight minutes north, with department stores, groceries, restaurants and events year-round. The Summerlin master plan's retail spreads along the Town Center and Charleston corridors from there.
For everyday errands, grocery and services sit between the village and Downtown Summerlin, and Costco and the bigger stores are a short drive without crossing the valley.

Useful context for visiting family and staff
Heritage at Stonebridge is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.
The Stonebridge village is served by the Clark County School District, with community guides routinely citing John W. Bonner Elementary, Sig Rogich Middle School and Palo Verde High School, with assignments made by exact address.

Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Heritage at Stonebridge is built around the clubhouse, the pool, the trails and a newer Summerlin community where the social life is still taking shape, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
