55+ Community Guide · Solera at Anthem, Henderson

Solera at Anthem,
a chapter,

not a house

Solera at Anthem is Del Webb and Pulte's 55+ community inside the Anthem master plan in Henderson, roughly 1,800 single-story homes built in the 2000s around a 24,000-square-foot clubhouse. It is the other big 55+ neighborhood inside Anthem, with a strong club culture and the whole master plan, golf included, minutes away. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

01 · Overview

The other big 55+ neighborhood inside Anthem

Start with a map. Put your finger on the south end of Henderson, inside the Anthem master plan off Anthem Parkway, and you have found Solera at Anthem. The McCullough Range rises to the east, Sun City Anthem and the Revere golf complex sit nearby, and the 215 Beltway runs below the master plan.

Del Webb and Pulte built Solera in phases from the early 2000s through about 2009, and the community grew to roughly 1,800 single-story homes, both detached and attached villas. The clubhouse culture is strong, the streets are settled and mature, and the Anthem master plan provides the wider context.

I know this community the way you want your agent to know it. I have walked its clubhouse, shown its homes and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are comparing Henderson's 55+ options, this is an important stop.

02 · Getting around

Anthem Parkway and the 215 Beltway

One road matters most here: Anthem Parkway, which runs through the master plan and connects to the I-215 Beltway in both directions. From the gate, the 215 carries you to I-15 for the Strip and downtown, and to the airport in a straight freeway run.

Anthem's own commercial nodes, including Anthem Highlands Shopping Center, sit just minutes from Solera, so everyday errands rarely need the freeway at all.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 toward the Strip will add time at peak hours.

03 · Amenities inside the community

A big clubhouse, an indoor pool and courts

The short version is easy to remember: a 24,000-square-foot clubhouse with fitness, an indoor pool and spa, a ballroom, billiards, a library and hobby rooms, plus four tennis courts and four bocce courts. The longer version is that the clubhouse is where the community's strong social culture actually happens.

None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Solera at Anthem, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.

04 · Dining

Anthem's dining scene minutes away

Solera does not run its own restaurant, but the Anthem master plan carries the dining: Anthem Village Center brings groceries, cafés and casual restaurants inside the community, and Anthem Highlands Shopping Center adds more options just minutes from the gate. The District at Green Valley Ranch covers the open-air night out.

05 · Healthcare

St. Rose Dominican on the St. Rose corridor

Dignity Health's St. Rose Dominican Siena Campus at 3001 St. Rose Parkway is the closest full-service hospital to the Anthem side of Henderson, roughly six miles up the corridor, with a 24-hour emergency department. Henderson Hospital on the 215 is the second option.

Urgent care and medical offices sit along the St. Rose and Anthem corridors, so routine appointments, labs and specialists stay close to home.

Why this matters in a 55+ decision: a full-service hospital a short drive away, with urgent care closer still, takes a real worry off the table as you plan the next chapter.

06 · Shopping

Anthem Highlands and The District nearby

Anthem Highlands Shopping Center, Henderson's southernmost center, is under two miles from Solera with groceries, pharmacy, banks and dining. The District at Green Valley Ranch is about ten to fifteen minutes away for the open-air shopping day, and Costco sits on the corridor beyond.

For everyday needs, the balance is excellent: the essentials are minutes away, and the full retail districts are a short freeway run.

Useful context for visiting family and staff

Solera at Anthem is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.

The Anthem corridor is served by the Clark County School District, with elementary, middle and high school assignments made by exact address. Common Anthem-area campuses include Del E. Webb and Bob Miller middle schools and Coronado and Liberty high schools, depending on the exact home.

09 · The lifestyle

You are not buying a house. You are choosing how to live.

Everything on this page is background. The lifestyle is the point. Solera at Anthem is built around the clubhouse, the courts, clubs and neighbors, and choosing it is a lifestyle decision as much as a real estate decision.

This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

Everyone around you is in a similar life stage.

Indoor swimming

Golf minutes away

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.

"It's not just about the house, it's about the lifestyle."
