Sun City Aliante,
a chapter,
not a house
Sun City Aliante is the Del Webb 55+ village inside the Aliante master plan in North Las Vegas, roughly 2,000 single-story homes built from the early 2000s at the foot of the Sheep Range foothills. The whole Aliante lifestyle, golf, resort, park and retail, sits right outside the gate. This guide covers where it sits, how to get around, what is inside the village, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

A Del Webb village at the foot of the Sheep Range
Start with a map. Put your finger on the north side of the Las Vegas Valley, inside the Aliante master plan along Aliante Parkway, and you have found Sun City Aliante. The Sheep Range rises to the northeast, the 215 Beltway runs along the community's southern edge, and the Aliante golf course threads through the surrounding master plan.
Del Webb built roughly 2,000 single-story homes here beginning in the early 2000s, and the village sold out in about five years. That means today it is a mature resale community with an established social life and settled landscaping, not a construction zone.
Its location inside the Aliante master is the big lifestyle advantage: an 18-hole championship golf club, a 20-acre nature park, and the resort, restaurants and retail of the surrounding master are all minutes from the gate, while the village itself keeps the intimate, age-qualified feel of a Del Webb community.

The 215 Beltway at Aliante Parkway
One freeway matters most here: the I-215 Bruce Woodbury Beltway. Sun City Aliante sits right at the Aliante Parkway interchange on the 215, so residents are on a limited-access freeway within minutes of the gate. The 215 connects east to I-15, which carries you to the Strip and downtown, and west around the valley.
Aliante Parkway is the community's own spine, running through the master plan past the golf club, the resort and the shopping centers. Day-to-day errands rarely require the freeway at all, which is one of the quiet charms of living in a self-contained master plan.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 toward the Strip will add time at peak hours.
Clubhouse, pools, trails and golf next door
The short version is easy to remember: a residence clubhouse with an indoor lap pool and spa, a fitness center and activity rooms, outdoor pools, tennis and pickleball courts, and walking trails. The longer version is that the surrounding Aliante master plan adds an 18-hole golf club, a 20-acre nature park and miles of lighted trails, so the amenity list keeps growing.

Trails and parks
Lighted trails, tennis, pickleball and the 20-acre Nature Discovery Park.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Sun City Aliante, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
Resort dining at the edge of the master plan
The village shares the Aliante master plan's daily services, and the dining lineup is anchored by Aliante Casino + Hotel + Spa, minutes from the gate, with a steakhouse, casual restaurants, a buffet and a coffee shop. The Aliante Marketplace shopping center adds more casual options.

Medical care lines the north corridor
Hospital care a short drive from the gate
The VA Southern Nevada Healthcare System on North Pecos Road is the closest major medical campus to the Aliante corridor, and Centennial Hills Hospital Medical Center serves the northwest side of the valley. Both are reachable without crossing town.
For everyday care, urgent care and medical offices sit along the Aliante Parkway and Centennial corridors, so routine appointments, labs and specialists stay close to home. Residents also note the convenience of the surrounding master plan's clinics for the most common needs.
Why this matters in a 55+ decision: knowing where the nearest emergency room is, and that routine care is close, takes a real worry off the table as you plan the next chapter.
Aliante Marketplace and the resort complex
Aliante Marketplace sits at the southwest corner of the 215 Beltway and Aliante Parkway, a Smith's-anchored center with a bank row, pharmacy and everyday services. Aliante Market Mall on Aliante Parkway adds groceries and casual dining.
For entertainment, the Aliante Casino + Hotel + Spa complex includes a 16-screen cineplex and shopping, all within a few minutes of the village. The Centennial corridor to the southwest covers the big-box and department store runs.

Useful context for visiting family and staff
Sun City Aliante is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.
The broader Aliante area is served by the Clark County School District, and Somerset Academy Aliante, a K-8 public charter school, sits in the Aliante master plan. Because it is a charter, district zoning does not determine admission there, so verify enrollment directly with the school.

Congregations within a short drive
The Aliante area is served by houses of worship of many traditions, all within a short drive. One congregation, Aliante Community Baptist Church, even holds services in the Sun City Aliante community's own building, so some residents do not drive at all.

An established neighborhood minutes from everything
Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Sun City Aliante is built around clubs, activities, neighbors and the whole resort-style master plan outside the gate, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
