Sun City Anthem,
a chapter,
not a house
Sun City Anthem is Del Webb's flagship 55+ community inside the Anthem master plan in Henderson's southeast foothills, open since 1998 and one of the valley's best-known active-adult addresses. This guide is written for someone who has never set foot here: where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

The big 55+ community of south Henderson
Start with a map. Put your finger on the southeast side of Henderson, inside the Anthem master plan, and you have found Sun City Anthem. The McCullough Range rises to the east, the 215 Beltway curves below, and Lake Mead sits a short drive to the northeast. Everything else about the community grows out of that location: close to the desert, close to the city, on the side of the valley that feels the most like a planned resort town.
Del Webb opened Sun City Anthem in 1998 and built through about 2008, and the community grew into roughly 7,200 single-story residences with a reputation built on engagement: three recreation centers, hundreds of resident clubs and a full activities calendar. It is one of the largest 55+ communities in the Las Vegas Valley, and the one every other Henderson active-adult community gets compared to.
I know this community the way you want your agent to know it. I have walked its recreation centers, eaten in its clubhouse and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are comparing Henderson's 55+ options, this is the right place to start.

The I-215 Beltway and Anthem Parkway do the work
One road matters most here: the I-215 Bruce Woodbury Beltway. Sun City Anthem sits right off the 215 at the south end of Henderson, with Anthem Parkway and Eastern Avenue providing the main interchanges. From the gate, you are on a limited-access freeway within minutes, which is why the Strip and the airport are both manageable drives.
Anthem Parkway is the community's own spine: it runs through the master plan, past the golf club, the recreation centers and the shopping centers, and connects to the 215 in both directions. For the east side of the valley, that freeway link is the quiet infrastructure win that makes the location work.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 toward the Strip will add time at peak hours.
Three recreation centers, golf and a full calendar
The short version is easy to remember: three recreation centers, five heated pools, a public 36-hole golf neighbor and hundreds of resident-run clubs. The longer version is that these amenities are the reason people move here, not an afterthought.

A club culture
Hundreds of resident clubs and a full activities calendar keep the week interesting.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Sun City Anthem, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
Breakfast to dinner without leaving the community
Sun City Anthem has its own restaurant scene inside the gates. The main clubhouse, Anthem Center, houses a full-service restaurant with a lounge and an outdoor patio overlooking the valley, so residents can eat well without ever getting in the car.

Medical care lines the St. Rose corridor
A full-service hospital minutes down the road
Dignity Health's St. Rose Dominican Siena Campus sits at 3001 St. Rose Parkway, the closest full-service hospital to the Anthem side of Henderson, with a 24-hour emergency department and a broad range of services.
For everyday care, the St. Rose and Anthem corridors carry urgent care and medical offices close to home, and Henderson Hospital on the 215 corridor serves the east side of the city. For most residents, routine appointments, labs and specialists are a short drive.
Why this matters in a 55+ decision: a full-service hospital about ten minutes from the gate, with urgent care and offices even closer, takes a real worry off the table as you plan the next chapter.
Anthem Highlands, The District and everyday errands close by
The southernmost shopping center in Henderson, Anthem Highlands Shopping Center, sits just northeast of the community with an Albertsons, a CVS, restaurants and banks. For a fuller day out, The District at Green Valley Ranch is an open-air lifestyle center about ten minutes away with shops, restaurants and events.
Anthem Village Center inside the master plan adds a Vons and more casual options, so groceries and daily errands are genuinely close to home. Costco and the bigger retail corridors are a short drive toward the 215.

Useful context for visiting family and staff
Sun City Anthem is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.

Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Sun City Anthem is built around activities, clubs, neighbors and a full calendar of things to do, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

Everyone around you is in a similar life stage.

Three recreation centers and heated pools at home.
I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
