Sun City MacDonald Ranch,
a chapter,
not a house
Sun City MacDonald Ranch is Del Webb's second Las Vegas Valley active-adult community, built on its own pocket of the MacDonald Ranch master in southeast Henderson between 1996 and 2001. Single-story homes, an executive golf course, an established recreation program and the quiet, settled streets of the ranch define it. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

The established 55+ village of the ranch
Start with a map. Put your finger on the southeast side of Henderson, inside the MacDonald Ranch master, and you have found Sun City MacDonald Ranch. The McCullough Range rises to the east, the 215 Beltway runs to the west, and the ranch's quiet established streets spread out in every direction. It is Henderson's mature east-side 55+ answer, built by Del Webb on roughly 560 acres.
Del Webb built the community in phases from 1996 to 2001, its second age-restricted community in the Las Vegas Valley after Sun City Summerlin, and it holds approximately 2,500 single-story homes. The one-level housing stock is exactly why downsizers buy here, and the mature lots and trees give the community a settled feel you do not get in a brand-new build.
I know this community the way you want your agent to know it. I have walked its golf course, eaten in its clubhouse and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are comparing Henderson's 55+ options, this is an important stop.

The 215 Beltway and Horizon Ridge do the work
Two roads carry most of the traffic around here: the I-215 Bruce Woodbury Beltway and West Horizon Ridge Parkway. Horizon Ridge runs right along the community's edge and connects to the 215 in a few minutes, and the 215 links the entire valley. From the gate, the airport and the Strip are both straightforward freeway drives.
The Green Valley and Anthem corridors sit just across the freeway, which means Whole Foods, Trader Joe's, The District at Green Valley Ranch and the rest of east Henderson's retail are all close without the community itself ever feeling busy.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 toward the Strip will add time at peak hours.
An executive course, a clubhouse and trails
The short version is easy to remember: an 18-hole executive golf course, a roughly 36,000-square-foot clubhouse, an outdoor pool and spa, and miles of walking trails. The longer version is that these amenity spaces are where the social life of the community actually happens.
Golf lives inside the community
Pools and courts on the calendar
Desert Willow Golf Course
A resident-owned 18-hole executive course, par 60, open to residents and the public.
Desert Willow Clubhouse
Fitness center, ballroom, billiards, library, arts and crafts rooms and card rooms.
Pool and spa
An outdoor heated pool and spa, plus tennis, pickleball and bocce courts.
Trails through the ranch
More than nine miles of trails for walking, jogging and getting outside.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Sun City MacDonald Ranch, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
A full restaurant at the clubhouse
The Willows Restaurant at the clubhouse serves breakfast, lunch and dinner to residents, with a patio and a lively happy hour. It is the in-community anchor, the kind of place residents walk into knowing half the room.

Medical care is close to the ranch
Hospital care on the St. Rose corridor
For full-service hospital care, Dignity Health's St. Rose Dominican Siena Campus at 3001 St. Rose Parkway is the closest full-service hospital to the MacDonald Ranch side of Henderson, with a 24-hour emergency department. Henderson Hospital on the 215 corridor at 1050 W. Galleria Drive is the other close option.
Routine care is even closer. Medical offices and urgent care sit along the Horizon Ridge, Green Valley and Anthem corridors, so everyday appointments, labs and specialists are short drives from the gate.
Why this matters in a 55+ decision: being a short freeway run from full-service hospitals, with urgent care closer still, takes a real worry off the table as you plan the next chapter.
Whole Foods, Trader Joe's and The District nearby
The community sits minutes from the Green Valley retail corridor. Whole Foods Market is at The District at Green Valley Ranch in the same ZIP code, Trader Joe's Anthem is a short drive down Eastern Avenue, and Sunridge Village Plaza on Eastern Avenue carries daily services and restaurants.
For a fuller day out, The District at Green Valley Ranch is an open-air lifestyle center about ten minutes away with shops, restaurants and events, and the bigger retail corridors are a short freeway run up the 215.

An established neighborhood minutes from everything
Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Sun City MacDonald Ranch is built around golf, clubs, neighbors and an established social calendar, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.
An active calendar
Classes, clubs and events keep the week interesting.
Neighbors who get it
Everyone around you is in a similar life stage.
Golf at home
An executive course steps from the clubhouse.
Trails through the ranch
Walks and jogs on miles of community trails.
I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
