Sun City Summerlin,
a chapter,
not a house
Sun City Summerlin is Del Webb's original Las Vegas 55+ community and the flagship active-adult address of the valley. This guide is written for someone who has never set foot here: where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I know this place well. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

A master-planned community at the northwest edge of Las Vegas
Start with a map. Put your finger on the northwest side of Las Vegas, inside the Summerlin master-planned community, and you have found Sun City Summerlin. The land to the west opens toward the Red Rock Canyon area. Downtown Summerlin sits to the east. Everything else about the community grows out of that location: close to the desert, close to the city, with the Red Rock escarpment as a backdrop.
Sun City Summerlin was established in 1989 as Del Webb's first active-adult community in Las Vegas, and it grew into roughly 7,700+ homes in a full master-planned setting. It is the flagship 55+ community of the valley, the one every other active-adult community in Las Vegas is compared to.
I know this community the way you want your agent to know it. I have walked its golf courses, eaten in its clubhouses and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are reading this because you are thinking about 55+ living, this is the right place to start.

Summerlin Parkway and the CC-215 do most of the work
Two roads carry most of the traffic around here: Summerlin Parkway and the CC-215 Beltway. Summerlin Parkway runs across the north side of Summerlin, and the 215 curves around the west and south of the valley. Together they make Sun City Summerlin one of the easiest places in Las Vegas to get out of.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers.
Golf, recreation centers, pools and trails
The short version is easy to remember: three golf courses, four recreation centers, five indoor and outdoor pools, and greenbelt trails that thread through the neighborhood. The longer version is that these amenities are the reason people move here, not an afterthought.
Golf lives inside the community
Pools and recreation centers on the calendar
Three golf courses
Highland Falls Golf Club, Eagle Crest Golf Course and Palm Valley Golf Course. Tee times without leaving home.
Four recreation centers
Recreation centers with fitness areas, classes and a full community calendar throughout the week.
Five pools
Five indoor and outdoor pools, so swimming works whatever the season.
Greenbelt trails
Greenbelt trails wind through the community for walking, jogging and getting outside.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Sun City Summerlin, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
Breakfast to dinner without leaving the community
Sun City Summerlin has its own restaurant scene inside the gates. Tavern at the Falls serves breakfast, lunch and dinner every day. Summit Restaurant at Pinnacle and Miller's Tavern at Palm Valley round out the in-community options, so residents can eat well without ever getting in the car.

For more variety, Downtown Summerlin is a 5 to 10 minute drive, an open-air lineup of restaurants, cafes and spots for a night out with family and friends.

Medical offices line the community's edge
A comprehensive medical campus minutes from the gate
Summerlin Hospital Medical Center is about a five-minute drive from Sun City Summerlin, and it is a comprehensive medical campus, not a small clinic. Emergency care, surgery, maternity and a full range of services are all there.
Beyond the hospital, medical offices run along the edges of the community, so routine appointments, labs and specialists are close by. For many residents, that proximity is one of the quiet reasons they chose this location in the first place.
Why this matters in a 55+ decision: being five minutes from a comprehensive hospital, with doctors' offices even closer, takes a real worry off the table as you plan the next chapter.
Downtown Summerlin and Costco are both a short drive
The biggest shopping draw is Downtown Summerlin, about 5 to 10 minutes away, an open-air district with stores, restaurants and events throughout the year.
For everyday errands and the big runs, the Canyon Pointe area with Costco and big-box stores is nearby, so residents stock up without crossing the valley. Groceries, home goods, a Costco trip and a movie night are all close to home.

Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Sun City Summerlin is built around activities, clubs, neighbors and a full calendar of things to do, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

Neighbors who get it
Everyone around you is in a similar life stage.
Golf and fitness at home

Greenbelt trails
Walks and jogs on trails that connect the neighborhood.
I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
