The facts fast
- The southern section of the 1978 Green Valley master plan, Henderson's first planned community.
- Mature 1980s and 1990s housing on well-planted lots in ZIP 89052.
- Green Valley High School anchors the school scene, with CCSD elementaries nearby.
- Quick 215 access with the Galleria and St. Rose corridor close by.
The original plan's south side
Green Valley South carries the same 1978-era DNA as the rest of the master: landscaped streets, parks woven through the neighborhoods and a mix of home styles from the plan's multi-decade build. It is the quieter, leafier answer within Green Valley.
The housing picture
Homes span the 1980s and 1990s build eras of the plan, with ranch and two-story stucco designs on well-planted lots. Values here track the plan's maturity: established landscaping and lot character rather than new construction.
Green Valley High and the district
Green Valley High School is the section's landmark campus, and the area is zoned through the Clark County district. Glen C. Taylor and Elise L. Wolff elementaries sit nearby in the south, with Del E. Webb Middle School in the Anthem side of the same 89052 corridor. Assignment boundaries do not follow community lines exactly, so the school for a specific address is the one to confirm with the district.

City parks in the south
Henderson runs its own park system, separate from Clark County's, and the south Green Valley neighborhoods are well served by it. Horizon Crest Park sits just off Horizon Ridge Parkway with playgrounds, sports courts and open lawns, and the larger Green Valley Park on Pecos Road is the established city park neighbors know by name. These are the parks that turn a suburban street into a neighborhood.
Horizon Ridge eats and errands
The Horizon Ridge Parkway corridor is the everyday address for south Green Valley: grocery, coffee and service retail a few minutes from most homes. When neighbors eat out, the standbys along Horizon Ridge include Il Chianti for Italian, Pho Ha Noi for Vietnamese and Teriyaki Madness for a quick teriyaki bowl, with the Galleria at Sunset a short drive north for bigger shopping trips.
Care close by
St. Rose Dominican's Siena Campus sits on St. Rose Parkway just south of the Green Valley area, the closest full-service hospital for residents of south Green Valley, with a 24-hour emergency department. For everyday needs, the Southwest Medical Siena Heights Healthcare Center nearby offers urgent care, primary care and pediatrics.
The classic Henderson choice
For families who want the original Henderson master rather than the newer plans, Green Valley South is the shorthand answer: strong schools, parks, quick 215 access and a mature community that needed no inventing.

My appraisal background is especially useful in south Green Valley, because so much of the value here lives in condition, updating and lot character on older homes. I will help you read the comparables before you make an offer, and I will tell you honestly where a home's price is supported by the evidence and where it is not.
Value comes down to comparable sales, condition, HOA reality and what the market evidence supports, and that is exactly where my appraisal background helps. Whether you are buying, selling or just trying to understand your options in Henderson, I will lay out the numbers and help you decide rather than pressure you into one.
