The questions to ask a lender
What rate and points am I quoted? Are the taxes and insurance real numbers for this address? How long is the pre-approval valid? Will the loan work for condos, high-rises or HOA-heavy communities?
A lender who answers those clearly earns the business, and I send clients to lenders who do.
Questions before the call
Should I use the lender the builder recommends?
Compare the full package, incentives included, against a market-rate quote. Sometimes the builder's package wins and sometimes a market lender does; the decision should be math, not momentum.
Do I need a pre-approval before looking?
Yes. It sets your real budget, makes offers credible and stops you from falling for homes outside your actual range. It is the first step of the buying process for a reason.
