55+ Community Guide · Ardiente, North Las Vegas

Ardiente,
a chapter,

not a house

Ardiente is a 55+ age-restricted, 24-hour guard-gated community in North Las Vegas near Losee Road and Tropical Parkway, roughly 788 single-family homes built out by Shea Homes and finished in 2017. It combines a big clubhouse, two resort pools, seven parks and the convenience of the Aliante master plan minutes away. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

01 · Overview

A gated 55+ community south of the 215

Start with a map. Put your finger on the north side of the Las Vegas Valley, near Losee Road and Tropical Parkway, just south of the 215 Beltway and west of I-15, and you have found Ardiente. The Sheep Range rises to the north, and the Aliante master plan with its resort and golf sits minutes away.

Centex started the community in 2005, Shea Homes took it over in 2010 and finished it under its Shea Green certified brand in 2017. The result is roughly 788 single-family homes, mostly single-story, with a modern build standard throughout and a mature, settled landscaping now in place.

I know this community the way you want your agent to know it. I have walked its parks, shown its homes and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are comparing North Las Vegas 55+ options, this is an important stop.

02 · Getting around

South of the 215, west of I-15

Two freeways frame this community: the I-215 Beltway just north of the gate and I-15 to the west, both reachable in minutes. That puts Ardiente in a sweet spot for North Las Vegas: close enough to the Aliante corridor for daily errands, and close enough to the freeways for trips across the valley.

Losee Road is the community's main artery, running south to the neighborhoods of central North Las Vegas and north past the Aliante master plan, Craig Ranch Regional Park and the county's northern parks.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 and I-15 toward the Strip will add time at peak hours.

03 · Amenities inside the community

A big clubhouse, resort pools and seven parks

The short version is easy to remember: a 20,000-square-foot clubhouse with a 5,000-square-foot fitness center, two resort-style outdoor pools and a spa, and seven landscaped parks including a dog park and community gardens. The longer version is that the outdoor amenity list is as strong as the clubhouse.

Seven parks

Dog park, rose garden, community gardens and walking trails.

Courts and greens

Tennis, pickleball, bocce, putting greens and a chipping green.

None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Ardiente, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.

04 · Dining

Aliante's resort dining five minutes away

Ardiente has no restaurant of its own, and the residents do not need one: the Aliante Casino + Hotel + Spa, about five minutes from the gate, carries a steakhouse, casual restaurants, a buffet and a coffee shop, and the Aliante Marketplace adds more dining along Aliante Parkway.

05 · Healthcare

The VA hospital close by

The VA Southern Nevada Healthcare System hospital in North Las Vegas is about five to ten minutes from Ardiente, a major medical campus serving the north corridor. Centennial Hills Hospital Medical Center on the west side of the 215 and US-95 is the other full-service option.

Urgent care and medical offices line the Aliante Parkway and Losee corridors for everyday needs.

Why this matters in a 55+ decision: knowing where the nearest emergency room is, and that routine care is close, takes a real worry off the table as you plan the next chapter.

06 · Shopping

Losee Road retail and the Aliante corridor

Everyday shopping starts on Losee Road, where plazas between Ann Road and Tropical Parkway carry groceries, pharmacies and services, including a large community center at Losee and Ann. The Aliante Marketplace at the 215 and Aliante Parkway adds a Smith's-anchored center about five minutes north.

For entertainment and a fuller day out, Aliante's resort complex includes a 16-screen cineplex and shopping, all minutes from the gate.

09 · The lifestyle

You are not buying a house. You are choosing how to live.

Everything on this page is background. The lifestyle is the point. Ardiente is built around the clubhouse, the pools, the parks and a guard-gated sense of calm, and choosing it is a lifestyle decision as much as a real estate decision.

This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.

Seven parks

Pool days

Two resort pools and a spa at the club.

I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.

"It's not just about the house, it's about the lifestyle."
