Siena,
a chapter,
not a house
Siena is the only staffed, guard-gated 55+ community in Summerlin, a Tuscan-inspired village of about 2,000 single-story homes and villas wrapped around a public 18-hole golf course in Summerlin South. It is boutique, gated and quietly upscale, minutes from Downtown Summerlin and the 215 Beltway. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here for years.

To Downtown Summerlin
The gated 55+ village of Summerlin South
Start with a map. Put your finger on the southwest side of Summerlin, between Flamingo Road and Tropicana Avenue, and you have found Siena. The 215 Beltway borders the community, Downtown Summerlin sits a few minutes north, and Red Rock Canyon lies to the west. It is the only staffed, guard-gated 55+ community in Summerlin, and it feels like a small Tuscan village dropped into the desert.
The vision for Siena was conceived in 1998, the first homes went up around 2000, and the community grew to about 2,000 single-story homes and villas across roughly 667 acres, wrapped around the public 18-hole Siena Golf Club. The architecture is Mediterranean and Tuscan-inspired, with tile roofs, courtyards and a strong sense of place.
I know this community the way you want your agent to know it. I have walked its streets, eaten on the golf clubhouse patio and helped buyers and sellers here for years, and I live in a 55+ community myself. If you are comparing Summerlin's 55+ options, this is an important stop.

The 215 Beltway at Town Center Drive
One freeway matters most here: the I-215 Beltway, which borders Siena with access right off South Town Center Drive. Summerlin Parkway provides the regional link to the rest of the valley, and from the gate you are on a limited-access freeway within minutes.
Siena sits between Flamingo Road on the south and Tropicana Avenue on the north, with Town Center Drive on the west and Hualapai on the east. Downtown Summerlin is a straight shot north, and the Strip is one of the shortest drives of any active-adult community in the valley.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on the 215 toward the Strip will add time at peak hours.
A community center, a fitness center and golf at home
The short version is easy to remember: a roughly 39,000-square-foot Community Center, a separate 16,000-square-foot Fitness Center with an indoor lap pool and an outdoor resort pool, and an 18-hole golf course with its own clubhouse. The longer version is that these buildings carry the social life of the village.
Golf is the green heart of the village
Resort pools and the fitness center
Community Center
Library, arts and crafts rooms, billiards, game rooms and the Sunrise Ballroom.
Fitness Center
Cardio and weights, an indoor lap pool, resort pool, spa, saunas and a salon.
Siena Golf Club
A public 18-hole course with its own clubhouse, grille and patio over the lake.
A village social scene
Clubs, classes and events that make neighbors into friends fast.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Siena, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
From the clubhouse grille to Downtown Summerlin
Siena has its own dining at the golf clubhouse, where the Grille Room and a patio overlooking Lake Siena serve members and guests. For a fuller night out, Downtown Summerlin, about five to seven minutes north, is an open-air district packed with restaurants, cafes and entertainment.

Medical care lines the Summerlin corridors
Summerlin Hospital minutes from the gate
Summerlin Hospital Medical Center at 657 N. Town Center Drive is the nearest full-service hospital, about five miles from Siena, with emergency care and comprehensive services. For closer everyday needs, an urgent care and emergency center sits on Flamingo Road right in the 89135 ZIP code, and Southern Hills Hospital is also in the vicinity.
Medical offices run along the Summerlin corridors, so routine appointments, labs and specialists are short drives from home.
Why this matters in a 55+ decision: being minutes from a comprehensive hospital, with urgent care even closer, takes a real worry off the table as you plan the next chapter.
Downtown Summerlin is the go-to
The community's own site notes Siena is just an exit away from Downtown Summerlin, about two miles north, and that is where most residents go for shopping, dining and events. The open-air district carries department stores, groceries and entertainment year-round.
For everyday errands, grocery stores and shops sit along the Flamingo and Town Center corridors, and the wider Summerlin retail network covers everything from Costco runs to a movie night without crossing the valley.

Life happens outside the front door
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Siena is built around golf, clubs, neighbors and a village-style calendar of things to do, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.
A village calendar
Clubs, classes and events keep the week interesting.
Gated neighbors
A guard-gated village of people in a similar life stage.
Golf at home
An 18-hole course with its own clubhouse.
Walkable streets
Courtyards, trails and a lake right in the village.
I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
