Trilogy Sunstone,
a chapter,
not a house
Trilogy Sunstone is Shea Homes' gated 55+ active-adult community inside the Sunstone master plan in far northwest Las Vegas, built through the 2020s around a resort-style club called the Cabochon Club. It is the newest kind of 55+ living in the valley: single-story, amenity-first and still taking shape. This guide covers where it sits, how to get around, what is inside the gates, what is nearby, and what living here actually feels like. I live in a 55+ community myself, and I have helped buyers and sellers here since the first phase opened.

The new 55+ address of far northwest Las Vegas
Start with a map. Put your finger on the far northwest edge of the Las Vegas Valley, off U.S. 95 at the Kyle Canyon Road corridor, and you have found Trilogy Sunstone. The Spring Mountains rise to the west, Floyd Lamb Park and Tule Springs sit to the south, and the master-planned expanse of Sunstone spreads out around the community.
Shea Homes broke ground in 2021, opened models in late 2021 and opened the Cabochon Club, the community's resort-style amenity center, in October 2022. Roughly 1,200 single-story homes are planned at buildout, across detached homes and duplexes, so the community is still filling in and the newest phases carry the freshest construction.
I know this community the way you want your agent to know it. I have toured its models, watched the amenity campus come together and helped buyers here since the first phase, and I live in a 55+ community myself. If you are comparing the newer 55+ options in the northwest, this is an important stop.

U.S. 95 and the 215 carry the traffic
One road matters most here: U.S. 95, which runs along the community's edge with access near the Kyle Canyon Road corridor. The 215 Beltway joins U.S. 95 at the Centennial Centre interchange, so residents can head south toward the Strip or west toward Summerlin without crossing the valley floor.
Day-to-day errands rarely need the freeway: the Centennial corridor's shopping, dining and services sit between the community and the 215, and the Sunstone master plan's own parks and trails are outside the gate.

These are realistic day-to-day drive times from the community, the ones residents actually live with, not best-case numbers. Traffic on U.S. 95 toward the Strip will add time at peak hours.
The Cabochon Club and the trails around it
The short version is easy to remember: one resort-style amenity center, the Cabochon Club, with pools, fitness, pickleball and a restaurant, plus more than 15 miles of walking and biking trails and a dog park across the community. The longer version is that the club is the social engine the whole neighborhood runs on.
The club is the heart of the community

Resort and lap pools
A resort-style pool with cabanas and a lap pool for serious swimming.
Trails and a dog park
More than 15 miles of walking and biking trails keep the days moving.
A packed calendar
Clubs, classes, pickleball and bocce fill the community calendar.
None of this is a brochure. It is what residents actually use, and it is a big part of why the community works. When I show Trilogy Sunstone, we spend as much time on the amenity calendar as on the floor plan, because that is where the value of the lifestyle lives.
A restaurant and coffee house inside the gates
Trilogy Sunstone has its own dining scene: Coopers Kitchen & Tap, a restaurant and tap room, and Kindred & Main, a coffee house, both at the club. Most residents never need to think about where to meet for dinner or a morning coffee.

Medical care sits on the Centennial corridor
Centennial Hills Hospital serves the corridor
Centennial Hills Hospital Medical Center, part of the Valley Health System, serves the northwest corridor and is the closest full-service hospital to Trilogy Sunstone. Urgent care and medical offices line the Centennial and Skye Canyon corridors for everyday needs.
For residents, the practical picture is simple: emergency care is a short freeway run away, and routine appointments, labs and specialists cluster along the same corridor without crossing town.
Why this matters in a 55+ decision: a full-service hospital within a short drive, with urgent care closer still, takes a real worry off the table as you plan the next chapter.
Centennial Centre and Skye Canyon Marketplace
Centennial Centre, a roughly 900,000-square-foot shopping plaza at the U.S. 95 and 215 junction, is the corridor's retail anchor, with more than a hundred stores plus Target and a Walmart Supercenter nearby. Skye Canyon Marketplace, anchored by a Smith's Marketplace, sits just off the U.S. 95 Skye Canyon interchange.
Between the two, groceries, pharmacy, home goods and a full day of shopping are all a short drive from the gate, and Best in the West carries the discount department stores.

Useful context for visiting family and staff
Trilogy Sunstone is a 55+ community, so this section is not about buying into a school district. It is useful context for visiting grandchildren, family members and community staff.
The Centennial Hills corridor includes well-regarded public charter schools: Coral Academy of Science Centennial Hills, a K-8 charter, and Somerset Academy Sky Pointe, a K-12 charter, along with Clark County School District campuses assigned by exact address.

Congregations within a short drive
The Centennial Hills and northwest corridor is served by houses of worship of many traditions, several within a few minutes of the Trilogy Sunstone gates. Whatever your tradition, you will find a congregation close by.

Life happens on the trails and at the club
You are not buying a house. You are choosing how to live.
Everything on this page is background. The lifestyle is the point. Trilogy Sunstone is built around the club, the trails, the calendar and neighbors who arrive already looking for community, and choosing it is a lifestyle decision as much as a real estate decision.
This is the message I bring to every 55+ conversation: it is not just about the house, it is about the lifestyle. The right next home is the one that serves the life you actually want to live. That is what "a chapter, not a house" means, and it is how I match people to communities.
A packed calendar
Clubs, classes and events keep the week interesting.
Community from day one
A newer neighborhood where everyone is making friends.
Trails everywhere
Fifteen-plus miles of paths outside the door.
Dining at the club
Restaurant and coffee house on the campus.
I live in a 55+ community myself, so I know what the Friday night dinners sound like, what the pickleball calendar looks like and why new residents make friends faster than they expected. That is the honest version of this lifestyle, and it is the version I share with every client.
"It's not just about the house, it's about the lifestyle."
