How Much Is My Las Vegas Home Really Worth?
Online estimates are a starting point, not an answer. Home values come from comparable sales, condition and market behavior, and that is exactly where a former appraiser's eye changes the conversation.
Why the estimates disagree with each other
Pull up your address on three sites and you will often get three different values. Each company runs an automated model over satellite imagery, county records and listing data, and each model weights the inputs differently. They are useful toys for a first impression, and they are not appraisals.
A quarter inch of trim color does not show up in the model. Neither does the new roof, the kitchen you renovated, the neighbor who stopped mowing their lawn or the view off your back patio. Those details are exactly where real value lives and disappears.
The methods appraisers actually use
For typical resale homes, the sales comparison approach carries the weight. Find recently sold properties that are truly comparable, adjust for differences, and build a value range from what buyers actually paid. Cost and income approaches matter more for new construction and income property, less for a resale home.
Twenty years as a licensed residential appraiser trained me to do that comparison the hard way: pull the comps, read the county records, step through the adjustments and answer the question 'would a buyer pay more for this, and how much?'
What makes a comparable actually comparable
Location comes first: same neighborhood, same school zone, same market area, and a closer comparison beats an older one. Then condition, square footage, lot size, age, quality of finishes, views and upgrades. No two homes are identical, so every comparison is a series of judgment calls.
Two homes can have the same square footage and very different values. A corner lot with a pool and a view sells differently from the same floor plan tucked mid-block. Price per square foot cannot tell you that story, which is why I never use it as a shortcut.
What I do before I give you a number
I physically look at the property or rely on a very thorough virtual tour, talk to you about condition and improvements, pull active, pending and sold data, and then present a range with the reasoning behind it. You should always hear why, not just what.
My job is not to hand you the number you hoped for. It is to hand you the number the market evidence supports, and then help you decide what to do with it.
