Zillow Says My Home Is Worth $___. Is It Right?

Online estimates are built from satellite images and county records. They cannot see your kitchen, your roof, your view or your street. Here is how to tell when the estimate is close and when to ignore it.

What the model actually sees

An online estimate starts with an automated valuation model. The model reads county records, recent sales in your ZIP and a satellite picture of your roof. It runs some math and prints a number. No one has walked your home, and no algorithm can smell the difference between a refreshed kitchen and a dated one.

That is not a slur on the tool. It is a description of the tool. Models are wonderfully fast and occasionally quite close. They are a starting point, not an answer.

What the model cannot see

The model cannot see the dated kitchen, the concrete torn out and re-poured, the kitchen you spent $40,000 on, the interior condition a good stager can transform, the view that sells a house in ten days, or the busy street that adds a $30,000 haircut.

It also cannot see your market's current direction. A model trained on last quarter's closings is always looking slightly backward, and in a fast-moving market that lag alone can swing your number by a meaningful amount.

When estimates get it close, and when they do not

In a stable neighborhood full of similar recent sales, estimates can be surprisingly close. The trouble comes exactly where the tricky stuff lives: unique homes, heavy remodels, view and golf properties, luxury and high-rise units, and any market that is shifting quickly.

Those are the same cases where buyers and lenders care the most, and where a real comparable analysis matters most. That is not a coincidence.

What to do instead of refreshing the page

Ask for a real comparative market analysis. That means a licensed professional pulling active, pending and sold listings, physically assessing your property and its condition, adjusting for the differences that matter and walking you through the reasoning.
