The authority guide

What Seven Hills is

The view is the whole story: Seven Hills was designed so that the elevation, not the builder, does the selling.

American Nevada, the same company behind Green Valley, partnered with Forest City on the plan, which takes its name and Italian neighborhood names from the seven hills tradition. Development ran from the mid-1990s through the 2000s, and the hillside lots fill first by elevation.

The master is a mix of open, family neighborhoods and gated custom pockets, and it holds some of Henderson's most recognizable estate home enclaves.

Location adds the practical layer: southern Henderson near Anthem, about 20 minutes from the Strip, with the 215 close, Sloan Canyon in the backyard and views that run all the way to the valley's west edge on clear days.

About 1,300 acres of hillside

American Nevada's official description calls it roughly 1,300 acres defined by seven prominent hills, developed with about 25 neighborhoods and more than 2,500 homes. The elevation is the amenity: many lots face the valley or the mountain skyline.

Names

The neighborhood names

The community guides most commonly cite Summit at Seven Hills, Terracina, Capistrano, Anagni, Renaissance, Aventine, Meridiana, Monte Nero, Monte Rosa, Naples, Palermo, Portofino, Presidio, Pinnacle, Crescendo, Horizons, Majestic Hills, Marquis, Marsala, Palatine and Rapallo. Names vary by source, so the neighborhood you buy into deserves a tour, not a list.

Homes

What the housing looks like

Seven Hills is custom-heavy for a master of its age: single-family plans from established family homes to estate-scale residences, with gated pockets such as Terracina at the very top. New construction has quieted; most sales today are resale of the built estates.

Schools

Schools and the south rim

Seven Hills is zoned through the Clark County School District, with assignment by address across the area's schools. Confirm your exact zone with the district before relying on a specific campus.
